Luxury Port Douglas Accommodation

Does the home have air-conditioning/heating and insect/security screens?

All properties are different – never assume that because a house is in a hot climate, it will have air conditioning, or air conditioning throughout. Holiday houses also cater for different guests, and while some want certain comforts, such as free wireless, others will be more concerned  about how close the property is to the beach. If you are concerned about whether a particular feature will be present in a property, always call the property manager.

Are there pool towels and amenities in the house?

Every holiday home is different, and will come with its own offerings. Usually pool towels and amenities will be provided, together with some basic kitchen goods (such as oil, salt and pepper) however that’s not always the case. Before you rely on any of those items being available, make sure you check with your booking agent.

Is there servicing/housekeeping in the property and are they included?

For most holiday homes, no daily servicing will be included as the idea is to make the home your own for the duration of your stay. If this is an important issue to you though, you should contact your booking agent, to see whether services can be provided on request.

Is the home wheelchair friendly?

Unfortunately, most holiday homes will not be wheelchair friendly and it might be very difficult to tell just from booking online. If you have a mobility impairment, your best bet is to call a booking agent, who will know their properties, and be able to suggest a property that meets all of your needs, while still offering a fantastic holiday location

What Do I Do If I Find a Maintenance Issue at the Property?

If something breaks, or breaks down, during your stay, notify the property manager as soon as you can, as they can then start the process of repair or replacement. If it wasn’t your fault that the breakage occurred, all the more reason to notify the property manager quickly, so that dispute  can’t arise at a later time, about the who, where, when and why the breakage arose.

Do you have a minimum stay requirement?

Holiday houses will usually have a minimum stay requirement of at least three nights – often, for larger houses it will be longer. This is because the cleaning costs of a big area can only be justified if spread over a few nights’ stay.

What Facilities are there in the Area?

There’s nothing like getting to your perfect holiday destination, and then finding that your miles away from where all of the action is. This is particularly the case if you won’t have a car, or there isn’t easy public transport at your destination. One way to check is to look on a map with a clear gradient, but more importantly – get some local knowledge by contacting your booking agent. It’s hard to tell from a map whether the house is at the top of a big hill, or whether you’re close to a nice part of the beach.

I want to bring my pet along. Is this possible?

Increasingly, some holiday houses are allowing a small dog or cat to come to the property. This is however still very much the exception, not the rule. In the usual course, property managers will advertise if a property is “pet friendly.”

Holiday House Port Douglas

If something breaks in the house, do I have to pay for it?

If you break an ordinary item like a glass or plate, usually the cost will be worn by the property owner or manager as “ordinary wear and tear”. If you are responsible for the breakage of a valuable item though, you will likely be required to pay for its’ replacement. As a general rule, treat your holiday house as you would your own.

1.    What is the difference between private apartments and the other providers on the market?

When you book private accommodation, it is in a property that is owned and managed by an individual or small business, rather than a huge, often multinational company. Private accommodation is usually individual apartments within strata titled resort property.

1.    What should I be looking for when booking my apartment?

The most common problem in booking accommodation is looking at the photos of a property on the internet or in a travel brochure, only to find you don’t have the beach facing apartment, you have the hotel room looking over the neglected garden.
The best advice is to read the property description. If there is something that is important to you that’s not included in the description, there’s a good chance it’s not included. If you’re not sure, contact the provider before you book to enquire.
The most common issues that we have seen in our experience in the tourism industry are:
a.    Where the view/location is different from the booking;
b.    That there is no air conditioning/heating;
c.    That we didn’t realise how far away our accommodation was from a particular location or attraction.

How do I know the name of the building?

This might seem like a strange question, but in strata titled apartment complexes that are offered for holiday let, the name of the building (owned by the body corporate, and individual apartment owners) can be different to the name that the property is marketed as, and is commonly known as.

For example, the name of the building could be 15 Smith Street, Broadbeach, but the property could be marketed as "Paradise Resort Broadbeach." If a property uses a name on common property (for example, on the front gate, or signs around the property), that name can be generally used by anyone to locate the property in question.

As such, you will see properties referred to as a "private apartment within the Paradise Resort complex" or “Paradise  Resort Privately Managed”. This is simply an apartment that is not managed by the onsite manager, although usually will be of a similarly high standard, with access to the same resort facilities.

What recommendations can I get?

Never underestimate the value of local knowledge. If you’re not sure where to book, what tour to go on, where to eat – ask you’re privately managed accommodation provider. They should know the property and inside out, and so before you Google yourself to an early grave, ask them first. They might also be able to offer you special deals, because of existing arrangements they have with other operators in the area.

How and where will I check in?

With different accommodation providers in the market, it is important to read the material you are given at the time of your booking. For example, many accommodation providers will have a check in service at their office. If you don’t have a hire car, you may need to discuss with them the possibility of meeting you at your accommodation.

In addition, your accommodation provider will have arrangements in place to provide a late night check in service. This might be a key safe, or the keys left with a third party (such as a hire car venue). It is important if you are going to arrive outside your accommodation provider’s usual hours of business that you advise them in advance, so that they can make proper arrangements for you. If you are delayed on your journey, always keep your accommodation provider updated.

What is the procedure with payments and cancellations?

When booking a privately managed apartment, you will almost always be required to make a deposit at the time of your booking, and pay the balance in advance of your stay, so don’t be concerned if your booking agent is requesting payment at the time of booking (as opposed to a hotel, where you might be able to pay on check-in, or check-out).
The deposit is usually non-refundable, or only refundable in limited circumstances. As such, we suggest three steps, to make sure you don’t find yourself losing out on your deposit, or the whole amount you have paid in advance:
1.    Make sure you carefully select the property and the dates that are right for you;
2.    Read the fine print terms and conditions that are provided by your privately managed accommodation provider; and
3.    Take out travel insurance, in case of misadventure: you will be surprised at how inexpensive it can be.

If I have a problem during my stay who should I contact?

When you book your property, you will be given the details of your property manager, who will check you in to the property. They should be your first point of contact for any issues that arise prior to or during your stay.

If I book a private apartment how do I know it will be of a high standard?

When you book private apartments, the quality of the product can be variable. Some properties will have a really high standard, and some can fall short of your expectations. The same is true though of any accommodation provider (trust us, we’ve been in the business for a long time!) Big accommodation providers will often only include the best photos in their promotional material, only to have you check in to a shoebox overlooking a leaking drain.

How do I know this is a legitimate business?

With more and more privately managed apartment going online, sometimes it is hard to distinguish between a great deal and a fraud. Some of the indicators of a legitimate provider of privately managed apartments are:
1.    A person that answers the phone when you call, with knowledge of the accommodation products on offer;
2.    Real people featured on the website; and
3.    The availability to rate and provide feedback from your experience.

What are the bedding arrangements do we need to bring our own linen?

Definitely not! Privately managed accommodation providers give high quality service, including all linen, towels and pool towels where needed. You won’t need to bring anything except the shirt on your back, and your togs (or your skis!)

While our properties are individually owned, they are in holiday let, so they will usually have some flexibility in the bedding configurations offered. If you need more information about a particular property, don’t hesitate to contact your privately managed accommodation provider.

 We are travelling with friends, or in a group – how can we book to make sure our accommodation is next to each other?

The best way to find adjacent properties for particular dates is to contact your preferred privately managed accommodation provider. They will be able to provide you with advice over the phone about which properties are available for your selected dates, and the distances (if any) between each. With their knowledge about each location, they might also be able to suggest alternative solutions for your location that can save you money, and make recommendations for your stay.

How do I find privately managed apartment providers?-Privately Managed Apartment

Privately Managed Apartment Providers they are easy to find, even when they are in the same strata titled complex as a big brand corporate hotels. The best way is to leave out the brand name on your search when you’re searching on the internet. For example, just type in the building name and the area. Pretty simple work! So if you’re looking for an apartment at Circle on Cavill and  you don’t want to stay with the onsite management, type “Circle on Cavill privately managed Surfers Paradise”  or if you want to stay at Harbour Lights Cairns, Google “Harbour Lights Privately Managed Cairns.” Or if you want to stay at the Beacon in Queenstown Google “Beacon Privately Managed Queenstown” Got it! That should bring up links to the private providers in your area.

If something happened, and I couldn’t stay, can I change my booking to another date?

Always read the fine print at the time of making your booking. The terms and conditions of different property providers vary greatly, and while some will provide a full refund, most won’t, as they will suffer a loss if they don’t have enough time to resell the room. As a general rule, the earlier you contact the provider, the better chance you will have of a positive outcome.

To give yourself peace of mind, always take out travel insurance, even for domestic travel. Nothing in life is ever certain, so insurance can take the worry out of your trip. And you will be surprised at how cost effective it actually is.

How will we get to and from our accommodation?

If you are planning to visit a location outside a major CBD, you will need to think carefully about your transport options. Remote and isolated beaches are beautiful when you get there, but sometimes the journey can be a bit of a hassle.

So you really want to look in to the public transport options that are available, and the connections to your flight, bus or ship arrival. Unless you are flexible, and you won’t have much luggage, you may need to rely on a bus or a hire car, which will add to your overall cost.

What services are provided in the rate?
These days, to save some dollars and the environment, many travelers do not want all of the fancy extras that hotels used to provide, such as a daily service, a concierge and expensive toiletries. If those things are important to you, you should enquire with the accommodation provider, to find out whether there will be extra charges involved.

There are many new inclusions that accommodation providers are offering though, such as free WIFI, or the use of Ipads. The cost of WIFI can be up to $50 per day with some accommodation providers, so in some instances your overall room rate will be lower with providers who include free WIFI as part of their package.
